Time to spice up this website. I am 36, have been making the same as OP for the past 5 years. I can’t help to be reminded of this article:

    https://www.harpersbazaar.com/culture/features/a26091060/money-millennials-parents-career-success/?utm_source=digg

Sometimes I think to myself, “boy I’m doing great.” Other times, I am left shaking my head when I read posts and think to myself, “man I’m way behind.” I know I’m making assumptions, but I am gonna guess there was some parental help here. Not that one shouldn’t take it, but the point of the article is that (collectively) we as millennials should be more open about our privileges (1984 for me).

A couple years ago, I worked on finding my favorite $60 bottles. Understand now I don’t like too peaty. Tried about 12 different and narrowed it down to my two favs after some damage to my liver. Macallan 12 – smoky, sweet Oban 12 – a little peatier but still sweet

You sir, are a man with fine taste for the price in question.

    Thoughts on Highland Park?

I guess I have to try it and get back to you.  It’s hard to deviate from my two.

I’m in a similar position. 1.5y out, like my job, make a little less, but moonlight a good bit.

I don’t love the idea of a new build neighborhood. If the builder goes under, you have an 800k house you won’t be able to sell for 400k. But I don’t know the area or the builder. May be completely fine.

My biggest concern would be buying a house before you have kids. It changes your life in ways you can’t imagine. Having sidewalks, kids in the neighborhood, schools, local activities, a park you can walk to, etc. become super important. Not just that, but the layout of the house. You won’t want a nursery on a different floor, a mud room becomes awesome, you need so much storage for so much crap. Everything gets touched by little fingers.

We want to buy ASAP (we’re paying more than id like in rent and are just ready), but if I were in your shoes I’d try to slow down. Having kids just changed everything in ways that are tough to imagine.

100% agree.  I bought a house in 2015, had a kid in 2017.  Moving in 2020 or 2021.  You can have a kid in an apartment for the first year anyway.  Don’t rush.

Also, avoid the feeling that the market is so hot that you’re missing out.  There is always inventory.

    I can’t justify the $200+ range (yet)

Yea my med school roommate hunts.  Tags on animals is ridiculous.  Also traveling to Montana, Wyoming.  Alaska also looks insane and expensive to get a puddle jumper to take you places and carry racks back.

Ps this crowd, people are gonna crap on you for liking nice watches. We all have our thing though. Audiophiles will spend tons on equipment. Fitness warriors spend $10K+ on bicycles. Car guys, well… love cars. I don’t judge.

I have talked about this topic before.

The only real investment out there are tool watches from Rolex (not your date just) and some Pateks.

However, I don’t see watches as a real investment. Yea you might make $5K-$50K here and there depending on the watch. But with any niche item your value can have the rug pulled from under it. In a recession, your Patek 5711 will go from $80K to $40K bc supply will flood the gray market (retail $29K).

I have a stainless GMT master II. I like my one watch and wear it everyday. Doesn’t make sense to me when people have several watches. My brother did make $15K from Patek Aquanaut and $5K from Rolex Skydweller. He also has an Omega and Panerai that he can’t sell — LOL.

Feedback to Mr. Xrayvision, how about some “can you afford it” scenarios which are more nuanced and not blatantly idiotic.

I just sent one in.  Let’s see what you guys have to say.  Roast away.  It’s more nuanced.  I have been struggling with this one purchase for a while.  My wife is probably changing clinics, so the move is inevitable.  It’s more a matter of WHEN.

Regardless of if they can or cannot (worse if they cannot) — just suck it up and do it yourself. You’ll feel like you have achieved something. I finished $400K of my own and my wife’s $300K will be done next summer (hers all in Canada).

Granted, the older generation’s tuition was what we pay in books and houses cost what cars do now — having your folks bail you out is why our generation gets crapped on. I am 34 and a parent (context).

Also, the academic model of hospitalists does not make sense at all.  At our tertiary center, specialists put in their own daily orders and discharge stuff.  Why would it make sense to have the hospitalists enter EVERYTHING.  Highly inefficient and thus specialists working in parallel makes so much more sense for through-put.  I don’t feel like “an order monkey” at all.  It’s more about driving the care forward, planning, communicating.

Your job is very night heavy.  My group works 167 shifts a year of which – 6.5 (avg) nights, 12 evenings.  RVU productions ~4600/yr.  Salaries about $320K.  I can work this job for 30 years no problem.  My wife works as a PCP, it is HARD WORK.  I would only do a fellowship if you cannot live life without it.
